Detailed Plans for Your Project

We include preparing detailed plans for the project, measuring up on site, taking all necessary details, then designing to suit the new layout and preparing project specifications, including partition plan, egress plan, furniture plan, and floor finishes plan. All detailed plans will be to scale and have dimensions. We generally allow up to three revisions of plans to suit your individual needs, including existing layout plan, demolition plan, egress plan, partitioning plan, painting plan, floor coverings plan, suspended ceiling plan, electrical plan or furniture plan

Design & Documentation Services

We include all the necessary design services as part of a typical design and construct project, including 3D Images of Office Fit Outs, Office Interior 3D Walkthroughs, digital colour boards, construction documentation, schedules of finishes, specifications for the project, construction programmes, Project Management, Construction Management, for a complete design and construct package.

Council Approval Process

If your project requires council approval, we can organise this, whether it is a Development Application (DA) or a Complying Development Certificate (CDC) for fit-out works, including Construction Certificates (CC) and Occupation Certificates (OC). We also have consultants such as Town Planners, private certifiers, mechanical engineers, hydraulic engineers, electrical engineers, fire protection engineers, civil engineers, acoustic consultants, and access consultants if required for the project. Landlord Approval Process

  • If the building you are moving into requires an approval process as per the Tenancy.
  • Fit-out Guidelines for the building: We can manage this for you, including reviewing the Tenancy Fit-out Guideline requirements for the building. 
  • Write the scope of works for essential services subcontractors and organise quotations.
  • Get a free proposal from a Private Certifier.
  • Submit preliminary drawings and documentation to the Building Manager.
  • Attend pre-CDC site inspection with attendees being Private Certifier, Tenant, and Building Manager.
  • Gain preliminary approval from Building Management to proceed to the Detailed Drawings stage.
  • Submit architectural design package to Building Manager for approval.
  • Prepare dilapidation report if required.
  • Submit the site safety plan to Building Manager.
  • Arrange site inductions with the Building Manager.
  • Complete the Occupation Certificate (OC) form.
  • Provide the Builder’s Completion Letter to the Landlord.
  • Provide as-built drawings to the Landlord.
  • Organise certificates for fire protection, exit & emergency lighting, air conditioning and glazing and submit them to the Landlord.
  • Attend final fit-out meeting with Building Manager and Tenant.
  • Provide all project management, site supervision and implementation of work health and safety procedures for the project.
